Can foreigners buy property in Aruba?

Yes. There are no restrictions on foreign ownership in Aruba. Non-residents can buy property land or long lease land in their own name, and the transfer is handled by a local civil-law notary who registers the deed at the land registry.

What is the difference between property land and long lease land?

Property land (eigendom) is owned outright. Long lease land (erfpacht) is government land leased for a fixed term, usually 60 years, against an annual ground rent. Both are financeable and both can be sold; long lease simply carries a lease term and yearly fee.

What costs come on top of the purchase price in Aruba?

Expect transfer tax, notary and registration fees on top of the agreed price. Financing adds mortgage deed costs. We give every buyer a written cost breakdown before they sign.

Which areas of Aruba are most popular with buyers?

Palm Beach, Eagle Beach and Malmok for beachfront condos and rental income; Noord and Tanki Leendert for family homes; Tierra del Sol for golf and villa living; Savaneta and Santa Cruz for quieter, more local island life.
